GENERAL QUESTIONS & ANSWERS:

Q: IS THE PROPERTY AVAILABLE?
A: If the MLS states it is ACTIVE it is active.
- If the property is a short sale we are going to get multiple offers
2 Helpful Tips:
1. Make offer above or at list price
2. It does not matter how may offers we have because most buyers do not stay around and we counter all buyers once we have approval!
- If the property is a regular listing we mark it pending once it is in escrow.

Q: IF THE PROPERTY IS MARKED AS BACK UP "WHAT DOES THIS MEAN"?
A: We have several offers on this property and to slow down activity we have marked it as Back Up Offers. Please do not email Listing Department regarding how many offers we have nor the price of the offers. You can still submit an offer.

Q: IS THE SHORT SALE APPROVED?
A: If MLS states "subject to lender's approval" it is not approved

Q: WHERE DO I FIND THE SHORT SALE ADDENDUM?
A: This disclosure is in Win Forms (the same place you get your purchase contracts) It is also called an SSA.

Q: HOW DO I USE MONGO FAX?
A: Fill in our email where it states TO: fill in your email where it states FROM: Fill in property address where it states SUBJECT: Print out the form and fax to the 866# on the bottom of the form.

Q: I DON’T “WANT” TO EMAIL OR MONGO FAX?
A: We are very sorry, but we do not take offers any other way.
!!WE WENT GREEN AND DO NOT HAVE A FAX!!

Q: WHERE IS THE SHORT SALE DEPARTMENT WITH "THIS FILE"?
A: The Short Sale Department does not give file updates to agents that do not send complete offers. Please note our Short Sale Department has a high closing rate and to give updates to agent's that do not send complete offers would waste "Bank Time" and would slow down Short Sale Approvals!

Q: WHAT ARE THE SHOWING INSTRUCTIONS FOR "THIS LISITNG"?
A: Please follow showing instructions as they appear on the MLS
3 Helpful Tips:
1. Agents only need to call the home owner if it states to do so and a number is provided
2. If in the private/agent remarks it does not give a combo code then there is no combo on the property
3. Next to “Lock Box” (under showing instructions) we always state where the combo/supra key is located and which type of box is on the property; Most are supra keys (unless combo code is in the private remarks)

Q: DID THE BRYSON TEAM GET MY OFFER?
A: If you sent an offer and did not get a confirmation or email stating the offer was incomplete with in 24 business hours, then the listing department did not get your offer.
3 Helpful Tips:
1. Resubmit your offer if you did not get a confirmation
2. Follow the directs on how to submit an offer to avoid having your offer deleted
3. Do not email for status, confirmation, etc. - Resubmit your offer if you did not get a confirmation

Q: IF I CAN NOT DO LOAD THE COVER SHEET OR MONGO WHAT DO I DO?
A: Instead of dowloading the sheets you need to save them as documents on your desktop then open them with the word program the computer you are using has. Please note you must send the offers with one attachment. The bank will not take them any other way.

Q: MY OFFER GOT REJECTED AND I WANT TO KNOW WHY!
A: Please note that the homeowner still has the right to decline offers and in the event either the homeowner or bank do reject your offer 100% of the time we do not know why. Keep in mind the seller has only one shot to save their credit and do a short sale. Since short sales take so much time and banks only give a certain amount of time to close, it only makes sense for them to be picky!

Q: I WOULD LIKE AN UPDATE ON MY OFFER?
A: If our web-site is down we are sorry, but please do not call. The web-site will be back up we can ensure you, please allow 1 business day. Updates are added as they come along. Keep in mind this is a short sale and they do take time, there is nothing we can do but inform you via-web-site of the process and where we stand. As soon as we get approval(s) we email all agents to see who is still around and who wants counters, if one is needed. Again, do not call or email for status updates, we only give status updates via our web-site!


Submitting An Offer On A Short Sale/REO

Please submit a complete package by email or Mongo Fax ONLY with the cover sheet and in one attachment! The bank will not take it any other way!

(offers sent incomplete, with out the cover sheet, or by fax will be deleted)

Please allow 24 business hours to log & review your offer

Once it has been reviewed you will receive an email to confirm we have received your offer.

Once your offer has been submitted to the bank you will receive a link to a web page that will allow you 24 hours status updates on your offer.

Please do not do any of the following:

1. Call/Email the Short Sale Dept for Status or Updates

2. Send your offer more than one time with in a 24 hour period for this will slow down response time

3. Send incomplete packages for they will not be forwarded to homeowner or bank and they will be deleted

Please note all Complete Packages will receive a counter once we receive approval from the bank (this allows all buyers a fair shot)
